## How many German cross-border workers work in Luxembourg?

On 16 August 2026, Luxembourg Times published “The return of German cross-border workers to Luxembourg” (title and date confirmed via the RSS feed; the full text is behind a paywall). We verified the figures against the primary source: IGSS publishes every six months the number of employees working in Luxembourg by country of residence (CCSS data, rounded to the nearest ten).

As of 31 March 2026, including temporary workers:

- Germany: around 51,700 cross-border workers (51,530 excluding temporary workers + 140 temporary workers).
- France: around 128,400 (123,470 + 4,970).
- Belgium: around 51,400 (50,830 + 550).
- Other countries: around 7,800 (7,750 + 70).
- Total: around 239,000.

The German cohort is stable: 51,900 excluding temporary workers in March 2024, 51,530 in March 2026, i.e. −0.7%. It has even slightly declined from its 2023 peak. France, meanwhile, has gained around 6,700 employees over the same period, i.e. +5.5%. The German “return” announced by the press therefore does not appear in the employment figures we can verify — one more reason to compare prices with up-to-date data rather than impressions.

## Price per m²: German side vs Luxembourg side

To compare, we use our active listings for sale, with the same method on both sides: medians of asking price per m² (listed price divided by surface area), calculated on 16 August 2026 on the German side and 12 August 2026 on the Luxembourg side ([price method](https://chathome.lu/en/prices/methodology)).

The German belt (n=120) also includes localities not listed above (44 listings in other communes of the Moselle, Saarland and Eifel), hence the difference between the aggregate total and the sum of the displayed towns.

The median of the German belt (€3,866/m²) represents about half of the Luxembourg medians (€6,602 to €8,769/m²). Actual transactions on the Luxembourg side confirm the level: the Observatoire de l'Habitat measures average transaction prices of around €6,855/m² in Remich, €7,135/m² in Mondorf-les-Bains and €6,053/m² in Grevenmacher (12 months to 2026-Q1).

## Why such a price gap?

The gap is not an artefact of our data; it is consistent with two measurable realities. On one hand, demand is concentrated in Luxembourg: asking prices in border communes regularly exceed €8,000/m² (Mondorf-les-Bains €8,769/m², Stadtbredimus €8,346/m²), and official transactions follow the same order of magnitude. On the other hand, the German belt offers a more abundant stock of new and old housing and a lower average income level — so asking prices there are significantly lower. The gap is also found in houses: median of €2,584/m² on the German side (n=194) versus €5,267/m² (Remich) to €6,411/m² (Echternach) on the Luxembourg side. It is this structural gap — not a “return” of cross-border workers — that makes the German belt relevant for a buyer linked to Luxembourg.

## The commute that connects the two sides

The strength of the German belt is proximity. Our commute figures are route estimates (car profile, fastest route, no traffic, calculated on 16 August 2026) — our home commute matrix does not yet cover German origins; this is a limitation to keep in mind.

- Trier → Echternach: about 29 min (25 km)
- Konz → Luxembourg City: about 35 min (40 km)
- Trier → Luxembourg City: about 37 min (48 km)

The Moselle and Saarland communes are the closest: Perl is a quarter of an hour from Remich, and Trier remains the historic gateway to the German belt.

Demand for the German belt already exists in our own data. Let's take a concrete example: a 90 m² apartment. In Trier, at the median asking price of €3,776/m², it costs around €340,000. In Remich, at the median asking price of €6,822/m², it costs around €614,000. That is a gap of around €274,000 for the same type of property — with a commute of about 37 minutes from Trier, and 12 minutes between Perl and Remich.

Three practical consequences:

1. If your budget is capped on the Luxembourg side, the German belt expands the financeable surface; first check the actual commute during peak hours, as our estimates are without traffic.
2. Asking prices are not transaction prices: compare recent listings in the commune and negotiate.
3. The tax and labour law for cross-border workers (taxation, home-office) changes the whole equation; we do not address it here — consult an advisor before deciding.

All our German listings are located in the border belt (Trier, Saarland, Moselle, Eifel); the corpus does not cover Germany as a whole.

**Luxembourg prices**: medians of asking price per m² (apartments and houses for sale) from [commune_price_stats](https://chathome.lu/en/prices/methodology), calculated on 12 August 2026 (n ≥ 5 published).

**Transactions**: Observatoire de l'Habitat, average apartment transaction prices, 12-month window to 2026-Q1 (via [our price pages](https://chathome.lu/en/prices/index)).

**Cross-border employment**: IGSS (CCSS source), “cross-border workers by country of residence”, 31 March 2026; values rounded to the nearest ten; temporary workers counted separately then added.
