Luxembourg's estate-agency market is far more fragmented than most people expect. On 27 July 2026, 360 agencies held the 12,535 active listings published on chathome.lu, and the ten largest together accounted for under a fifth of them. This page sets out what the live data says about choosing between them — by commune coverage, by rental-versus-sale mix, and by price band — and states exactly how each figure was computed.

There is no single "best" estate agency in Luxembourg, and the data explains why: the market is unusually fragmented. Across the 12,535 active listings on chathome.lu on 27 July 2026, 360 different agencies were holding stock, and the ten largest of them accounted for just 18.9% of all listings between them. The single biggest agency, RE/MAX Luxembourg (National Network), held 402 listings — about 3.2% of the market.
So the useful question is not "who is biggest" but "who is actually active in the commune, the price band and the tenure you care about". Below are the measurable answers, with the method stated so you can check them.
This is the finding that changes most people's plans. Of the 12,534 agency-held active listings, only 1,531 were rentals — 12.2% — against 10,952 for sale.
If you are renting, a general agency with a large sale portfolio may have very little for you, and a handful of agencies carry a disproportionate share of the rental stock. On 27 July 2026 the clearest rental specialist was Immo Première, whose 117 active listings were 89% rentals — the inverse of the market. Other rent-weighted agencies with real volume were AA+ IMMO (64 listings, 55% rental), FORTÉ IMMOBILIER (60, 65%) and Immocity (56, 50%).

Two agencies with similar listing counts can cover completely different amounts of the country. Counting the distinct communes each agency had active listings in on 27 July 2026:

RE/MAX is a national network rather than a single office, which is why its reach is roughly double the next agency's. At the other end, Venice Consulting S.A. held 123 listings across only 10 communes — a concentrated local specialist, not a weaker agency.
Median asking prices separate the segments plainly. Among the twenty largest agencies on 27 July 2026, the median asking price for a property to buy ranged from about €485,000 (Immo Première) to €1,740,000 (Luxembourg Sotheby's International Realty). Sotheby's and FLOOR Real Estate (median €1,132,168) sit clearly in the upper segment; Immo Première, LIVING IMMO (€610,500) and Groupe IRIS Immobilier (€799,000) sit lower.
An agency whose median listing is triple your budget is unlikely to be the right first call, regardless of how well known it is.
Population: every listing with status "active" on chathome.lu at the computation date, 27 July 2026 (n = 12,535); 12,534 of these carry an agency identifier and form the base for every share quoted. Listings marked disabled — sold, let, withdrawn or delisted — are excluded entirely, so the figures describe what is on the market rather than what has been transacted. Agency shares are counts of active listings, not of value or of transactions. Commune coverage counts the distinct city values recorded on an agency's active listings. Median asking prices are medians over that agency's active listings with a stated price above zero, computed separately for sale and rental, and are ASKING prices, not achieved sale prices. Rental share is rental listings divided by that agency's total active listings. No ratings, reviews or qualitative scores enter any figure on this page.
These figures describe agencies as they appear on chathome.lu, not the whole Luxembourg market: an agency that does not publish to us, or publishes only part of its portfolio, is under-counted here. Of 1033 agencies in the directory, 360 had active stock at the computation date; the remainder contribute nothing to these shares. Because rental stock turns over faster than sale stock, a point-in-time snapshot understates rentals as a proportion of annual market activity. Asking prices are not sale prices and typically sit above them. Medians over small portfolios are volatile — the price-band figures are quoted only for the twenty largest agencies for that reason. Inventory changes daily; every share on this page is a snapshot taken on 27 July 2026 and will drift.
