How to rent a home in Luxembourg

The timing varies by property and landlord. Keep every amount and promise in writing.

1. Shortlist and contact
Compare rent excluding charges, charge advances, furniture supplements, deposit, agency involvement and availability—not rent alone.
Ask for every recurring and upfront amount before applying.

2. View and verify
Check the exact address, condition, light, noise, heating, energy certificate, included spaces and house rules.
Photograph only with permission and record unanswered questions.

3. Build the application
Provide identity and affordability evidence relevant to your situation. There is no statutory one-size-fits-all application dossier.
Share the minimum necessary documents and redact unrelated data.

4. Review the written lease
Check the parties, start date, duration, rooms, address and cadastral reference, rent excluding charges, charge method, furniture supplement and guarantee.
Do not rely on verbal promises; ask for corrections before signing.

5. Confirm guarantee and fees
Use the exact proposal: the guarantee is capped at two months’ rent for current leases, and intermediary commission is split 50/50.
Request the agency invoice and the guarantee form in writing.

6. Sign the move-in inventory
If a guarantee is required, a written, detailed and jointly agreed inventory must be signed no later than possession.
Date it, have both parties sign it and attach clear defect photos.

7. Pay verified amounts and collect keys
Pay only to verified recipients, keep receipts, collect your lease and inventory copies, record meter readings and confirm the key count.
Store the signed documents and payment evidence for the full tenancy.
Which documents do you need?
Application practice is not the same as a legal lease requirement. Ask why a document is needed and avoid sending more personal data than necessary.
Required in the current written lease
- Full identity of the contracting parties, start date and lease term.
- The rented rooms, address and cadastral reference.
- Rent excluding charges, charge advance or flat rate, and any furniture supplement.
- The guarantee amount, if requested, and notice that rent disputes may go to the Rent Committee.
Commonly requested for an application
- Identity document.
- Proof of regular resources, often the latest three payslips.
- Employment contract, employer certificate or equivalent proof suited to the applicant.
- Basic contact details and proposed occupants.
Optional or situation-dependent
- Previous-landlord reference or short introduction.
- Guarantor documents, only when a guarantor is proposed or requested.
- Residence or work paperwork relevant to a newcomer’s situation.
- Bank details only at the appropriate payment stage—never login credentials.
