Before negotiating a Luxembourg home, verify that you have found every current asking price for it. A confirmed cross-agency match can expose a material difference.

That is the practical result of a strict comparison of current Luxembourg sale adverts. In a snapshot computed on 13 September 2026, we found 77 confirmed cross-agency clusters that were comparable on city, property type, bedroom count and living area. Ten clusters — 13.0%, or about one in eight — carried different source-confirmed asking prices. Among those ten, the median gap between the highest and lowest advert was €25,000.
This does not prove deception, because the data identifies a discrepancy without identifying its cause. The lower number is not automatically the current or complete offer. Therefore the useful conclusion is narrower: one advert does not always reveal every asking price observed for the confirmed match.

Inside the ten differing clusters, the median relative gap was 4.29%. The largest absolute gap was €94,593.91. Those figures compare the highest and lowest asking price inside each confirmed cluster; they are not reductions achieved by buyers.

Our data identifies the disagreement, not its cause. It cannot tell us which record is newer, which inclusions differ, or whether either advert contains an error.
That distinction matters. The discovery is not “choose the cheapest agent.” It is “do not let the first advert end your due diligence.” Compare the publication or update date, description, floor, living area, parking, cellar, VAT language and included options. Then ask in writing which price and inclusions apply now.
The official Housing Observatory note also warns against confusing advertised and registered transaction prices. Its listing data cannot reveal the final agreed sale price. The Observatory's price simulator combines advertised and notarial information to provide an indicative range, but explicitly does not replace a professional valuation.

The strongest objection to the headline is also in the data: 67 of 77 clusters had the same asking price. Price disagreement was the minority outcome, and our 13.0% is not an estimate for every Luxembourg home. It is conditional on a property already appearing in a strict confirmed cross-agency cluster that passed all our comparison rules.
That makes “one in eight Luxembourg homes has two prices” an incorrect reading. The defensible claim is narrower: among these 77 strict, confirmed multi-agency sale clusters, about one in eight disagreed on asking price. The practical audit is cheap enough to be worthwhile even when most searches confirm the first number.
This is a point-in-time audit, not a permanent rate. A later snapshot in which strict confirmed clusters no longer disagree would weaken the case for routine duplicate-price checking. An audit showing that every difference came only from clearly disclosed inclusions would also change the recommendation from “verify the price” to “compare the package.”
Until then, our position is simple: before you negotiate the price of a Luxembourg home, first verify that you have found all of its asking prices.
If two agencies advertise the same confirmed home at different prices, should the seller have to display one synchronized price everywhere — or is it the buyer's job to catch the difference?
Computed 2026-09-13 from a read-only ChatHome production snapshot. Include only status=active, listingType=buy records in duplicateConfidence=confirmed clusters with a shared duplicateClusterId represented by at least two records and two agencies. Price, living area, bedrooms, location, listing type and property type must each have source_confirmed fact evidence. Within a cluster, city, property type and bedroom count must agree, every price and living area must be positive and numeric, and living-area range must be no more than 2 m². For each cluster, price spread is maximum asking price minus minimum; relative spread is that difference divided by the minimum. Medians are calculated only across the ten clusters whose prices differ.
A dated snapshot of ChatHome coverage, not a census. The 77-cluster denominator is conditional on confirmed cross-agency matching and strict field completeness, so 13.0% is not overall market prevalence. Asking prices are not signed transaction prices. Duplicate confirmation and source fields can still contain errors. The analysis does not establish why prices differ, which advert is current, what is included, whether a seller would accept either amount, or whether an advert creates a legal obligation. No agency or property is identified.
