ChatHome calculated the active sale-apartment medians on 2026-08-01: €7,284/m² in Esch-sur-Alzette (n=429 listings) and €6,596/m² in Differdange (n=241 listings). These are asking prices from active advertisements, not completed-sale prices. The rental medians were €25/m² (n=52) and €27/m² (n=29) respectively, so the rental comparison is more sensitive to the mix of homes advertised that day.
The official transaction anchor tells a related but distinct story. The Luxembourg Housing Observatory's rolling twelve-month apartment figures to 2026-Q1 were €6,379/m² for Esch-sur-Alzette (n=268 transactions) and €6,775/m² for Differdange (n=232 transactions). Asking and achieved prices should not be substituted for each other: one describes today's advertised stock; the other describes completed transactions over a longer window.
The ChatHome commute matrix, calculated with the Google Routes API and stored as of 2026-07-01, estimates Esch-sur-Alzette at 10 minutes driving and 24 minutes by public transport, versus 16 and 26 minutes for Differdange. These are commune-level representative routes, not guarantees for every street, departure time or service disruption.
The difference is most useful as a screening signal. It narrows the map before an address-level check, but it cannot know whether a particular home is beside a station, bus stop or congested junction.

Belval sits within Esch-sur-Alzette, so the shorter route is structural rather than a temporary traffic anomaly. Differdange's lower sale asking median creates a purchase discount, but its rental sample currently carries a higher median; therefore buyers and renters should not assume the same commune wins both tenures. The current supply also differs: ChatHome counted 704 active listings across property types in Esch-sur-Alzette and 507 in Differdange on 2026-08-01. A larger pool can offer more choice, but it does not by itself prove better value because property type, condition and neighbourhood mix still differ.
The comparison therefore has two clocks. The price snapshot changes as listings enter and leave the market, while the route matrix changes when roads, schedules or routing assumptions change. A sound decision uses both dates visibly and then validates the shortlist against current inventory and a real departure-time journey.
For example, an 80 m² apartment priced exactly at each commune's current sale asking median implies about €582,720 in Esch-sur-Alzette versus €527,680 in Differdange—a difference of €55,040, with Differdange lower. At the observed rent medians, the same 80 m² surface implies roughly €2,000 versus €2,160 per month, with Esch-sur-Alzette lower. This is a comparison device, not a valuation: real homes vary by condition, energy class, outdoor space, parking and micro-location.
For daily Belval attendance, Esch removes more driving time than transit time. Differdange becomes more compelling for a buyer who values the lower entry price and can accept a slightly longer trip, but a renter should compare live units rather than extrapolate from sale prices. Treat the figures as a dated shortlist tool. First choose the transport mode that genuinely governs the household. Next compare like-for-like homes rather than commune-wide medians. Finally, run the exact address at the hour you expect to travel. That sequence prevents a small modelled commute advantage from hiding a large property compromise—or a headline price discount from hiding an unsuitable daily journey.
