How much is a small commute gain worth in the south-west?
By the ChatHome Research Desk · Updated on
Sanem is slightly faster to Belval, but Pétange carries a substantially lower sale asking median in the current active-listing sample. This comparison combines dated ChatHome asking-price samples, official completed-sale anchors and a stored commune-level commute matrix.

Sanem is slightly faster to Belval, but Pétange carries a substantially lower sale asking median in the current active-listing sample.
ChatHome calculated the active sale-apartment medians on 2026-08-01: €6,644/m² in Pétange (n=172 listings) and €8,231/m² in Sanem (n=153 listings). These are asking prices from active advertisements, not completed-sale prices. The rental medians were €26/m² (n=27) and €32/m² (n=14) respectively, so the rental comparison is more sensitive to the mix of homes advertised that day.
The official transaction anchor tells a related but distinct story. The Luxembourg Housing Observatory's rolling twelve-month apartment figures to 2026-Q1 were €6,538/m² for Pétange (n=154 transactions) and €7,412/m² for Sanem (n=136 transactions). Asking and achieved prices should not be substituted for each other: one describes today's advertised stock; the other describes completed transactions over a longer window.
The ChatHome commute matrix, calculated with the Google Routes API and stored as of 2026-07-01, estimates Pétange at 16 minutes driving and 32 minutes by public transport, versus 14 and 27 minutes for Sanem. These are commune-level representative routes, not guarantees for every street, departure time or service disruption.
The difference is most useful as a screening signal. It narrows the map before an address-level check, but it cannot know whether a particular home is beside a station, bus stop or congested junction.

Computed 2026-08-01; asking prices, not completed sales

Sanem is geographically closer to Belval, which explains its small route advantage. That gain is paired with a higher observed asking level; because the time difference is modest, the property itself and the precise stop-to-door journey can outweigh the commune-level average. The current supply also differs: ChatHome counted 387 active listings across property types in Pétange and 285 in Sanem on 2026-08-01. A larger pool can offer more choice, but it does not by itself prove better value because property type, condition and neighbourhood mix still differ.
The comparison therefore has two clocks. The price snapshot changes as listings enter and leave the market, while the route matrix changes when roads, schedules or routing assumptions change. A sound decision uses both dates visibly and then validates the shortlist against current inventory and a real departure-time journey.
For example, an 80 m² apartment priced exactly at each commune's current sale asking median implies about €531,520 in Pétange versus €658,480 in Sanem—a difference of €126,960, with Pétange lower. At the observed rent medians, the same 80 m² surface implies roughly €2,080 versus €2,560 per month, with Pétange lower. This is a comparison device, not a valuation: real homes vary by condition, energy class, outdoor space, parking and micro-location.
Pétange is the stronger first screen for a budget-sensitive buyer. Sanem fits households willing to pay more for a shorter average Belval trip, especially when the exact home is near a useful connection; test both addresses before treating the commune estimate as decisive. Compare the current Pétange price page with Sanem prices, read the price methodology, then inspect live Pétange listings and live Sanem listings.

Treat the figures as a dated shortlist tool. First choose the transport mode that genuinely governs the household. Next compare like-for-like homes rather than commune-wide medians. Finally, run the exact address at the hour you expect to travel. That sequence prevents a small modelled commute advantage from hiding a large property compromise—or a headline price discount from hiding an unsuitable daily journey.
ChatHome computed commune-level medians from active, non-disabled apartment listings on 2026-08-01; samples are disclosed separately for sale and rent. The worked 80 m² examples multiply the median €/m² by 80 and do not estimate a specific property. Official apartment prices are rolling twelve-month completed-transaction aggregates to 2026-Q1. Commute values are representative Google Routes drive/transit estimates stored 2026-07-01. Full price rules: https://chathome.lu/en/prices/methodology/.
Asking prices are not achieved prices. Small rental samples can move sharply with listing mix. Commune-level routes omit a home's exact address, departure time, traffic, transfers and disruptions. Property condition, energy class, parking and micro-location are not controlled here.
