ChatHome calculated the active sale-apartment medians on 2026-08-01: €8,037/m² in Mersch (n=97 listings) and €7,989/m² in Junglinster (n=54 listings). These are asking prices from active advertisements, not completed-sale prices. The rental medians were €23/m² (n=8) and €29/m² (n=6) respectively, so the rental comparison is more sensitive to the mix of homes advertised that day.
The official transaction anchor tells a related but distinct story. The Luxembourg Housing Observatory's rolling twelve-month apartment figures to 2026-Q1 were €7,526/m² for Mersch (n=44 transactions) and €8,218/m² for Junglinster (n=26 transactions). Asking and achieved prices should not be substituted for each other: one describes today's advertised stock; the other describes completed transactions over a longer window.
The ChatHome commute matrix, calculated with the Google Routes API and stored as of 2026-07-01, estimates Mersch at 20 minutes driving and 46 minutes by public transport, versus 16 and 25 minutes for Junglinster. These are commune-level representative routes, not guarantees for every street, departure time or service disruption.
The difference is most useful as a screening signal. It narrows the map before an address-level check, but it cannot know whether a particular home is beside a station, bus stop or congested junction.

The purchase trade-off is unusually narrow because the two active apartment markets sit at almost the same asking level. The commute gap is not: Junglinster's stored route to Kirchberg is more direct, so the public-transport estimate is materially shorter even though both communes are north-east of the capital. The current supply also differs: ChatHome counted 201 active listings across property types in Mersch and 186 in Junglinster on 2026-08-01. A larger pool can offer more choice, but it does not by itself prove better value because property type, condition and neighbourhood mix still differ.
The comparison therefore has two clocks. The price snapshot changes as listings enter and leave the market, while the route matrix changes when roads, schedules or routing assumptions change. A sound decision uses both dates visibly and then validates the shortlist against current inventory and a real departure-time journey.
For example, an 80 m² apartment priced exactly at each commune's current sale asking median implies about €642,960 in Mersch versus €639,120 in Junglinster—a difference of €3,840, with Junglinster lower. At the observed rent medians, the same 80 m² surface implies roughly €1,840 versus €2,320 per month, with Mersch lower. This is a comparison device, not a valuation: real homes vary by condition, energy class, outdoor space, parking and micro-location.
Choose Junglinster when a reliable Kirchberg trip matters more than rental asking cost. Keep Mersch in the shortlist when rail access to Luxembourg City and a lower observed rental median matter, but test the exact door-to-door route before signing. Treat the figures as a dated shortlist tool. First choose the transport mode that genuinely governs the household. Next compare like-for-like homes rather than commune-wide medians. Finally, run the exact address at the hour you expect to travel. That sequence prevents a small modelled commute advantage from hiding a large property compromise—or a headline price discount from hiding an unsuitable daily journey.

Asking prices are not achieved prices. Small rental samples can move sharply with listing mix. Commune-level routes omit a home's exact address, departure time, traffic, transfers and disruptions. Property condition, energy class, parking and micro-location are not controlled here.
