This tool uses Luxembourg transactions, rules and rates. It can't give a reliable answer for a property in France, Belgium or Germany, so we'd rather say so than show you a number that looks right.
This calculator adds the transfer duties to the purchase price you enter. It applies the Bëllegen Akt credit only to a balance you confirm, and it shows notary and bank costs as itemised quote lines until you enter them.
Registration duty
The calculator applies a registration duty of 6 percent to the purchase price you enter.
Transcription duty
The calculator applies a transcription duty of 1 percent to the same price. It adds both duties to show the gross transfer duties.
Bëllegen Akt credit
For a primary residence, the calculator deducts the Bëllegen Akt credit only up to the balance you confirm, at most 40000 EUR per eligible acquirer. It never lowers the duties below 100 EUR. Until you confirm a balance, no credit is applied and the result stays unconfirmed.
Municipal surcharge
For Luxembourg City, the calculator leaves the municipal surcharge open until you confirm the property classification. For other communes it shows the surcharge as not applicable.
Notary remuneration and disbursements
The calculator does not estimate notary fees from a percentage. It shows the line as itemised quote required until you enter the amounts from a written quote.
Mortgage deed and lender costs
If you choose a bank mortgage, the calculator asks for the mortgage deed and lender fees. For a cash purchase it counts both as zero.
What the calculator leaves out
The calculator covers existing homes only. It does not calculate new-build (VEFA) purchases, and it does not add agency fees.

Frequently asked questions
What does the calculator add up?
It adds the registration duty and the transcription duty on your price. It deducts the Bëllegen Akt credit only if you confirm a balance, and it adds each notary or bank quote you enter. Lines without a quote are not counted in the known total.
Who can use the Bëllegen Akt credit in the calculator?
The calculator applies the credit only for a primary residence, and only to the number of acquirers and the unused balance you enter. If you leave the balance empty, no credit is applied and the result stays unconfirmed.
What happens if the credit is larger than the duties?
The calculator never takes the duties below the minimum of 100 EUR. The part of the credit above that minimum is not applied in this calculation.
How are new-build (VEFA) homes calculated?
This calculator does not calculate new-build (VEFA) purchases. It shows a notice instead of a result.
